Technically, both terms apply to most flooring, but the difference is considerable. Hardwood flooring usually implies a plank about 3/4″ think with a tongue and groove on the sides and ends. It will need finishing when the flooring installation is complete, which can be the most difficult and time consuming part of the entire job. It also requires that each plank be nailed to the subfloor, usually with a special nailer. The nailers can be either strictly a manual operation or air assisted; the air assist, or pneumatic type is preferable. Either type are usually available for rent at home improvement stores; a good thing as the nailers are quite expensive to purchase
Laminate, or engineered, flooring is a built up composite to form planks with a specialty tongue and groove assembly also on the sides and ends of each plank. Laminate flooring is much cheaper to purchase and the installation of the flooring is much easier with no finishing of the installed product. It is not normally re-finishable; damaged pieces must be replaced entirely, and they are not as durable as the regular hardwood floor. A floor installed with engineered hardwood flooring is not amenable to patterns as each planks must be installed just like all the other planks. See the picture for a patterned hardwood floor; this type of work is not possible with an engineered hardwood floor installation.

Will I be able to stay in the house during the refinishing hardwood flooring process?
There will be noise and vapors during the sanding and finishing process. Whether or not you can live in your house during refinishing depends on whether you will need to walk on the floors being sanded and whether or not you are sensitive to the odours from the finish. Even if you choose a water base finish, the first coat is typically an oil based sealer which does have an odour. This also applies to stain which is oil based. Generally, you should not walk on the floors during the sanding and coating process as it may adversely affect the finish product. It’s a good idea to have a contingency plan for living/sleeping elsewhere if the odours are causing discomfort. This may depend on where the bedrooms are situated in relation to the floor. Refinishing is best done when you can plan to be away for a few days.

When it comes to sanding hardwood floors preparation is the first stage of the sanding process. All nails which protrude above the boards are punched down. Nails can severely damage the sanding machines which are being used. Staples or tacks used to fasten previous coverings (if any) are removed to reduce the possibility of damage. Some brands or types of adhesives which have been used to secure coverings may need to be removed. Some adhesives clog papers and running gear of the machines used, and some can even make sanding impossible.
After the floor is prepared, the sanding begins. The first cut is done with coarse-grit papers to remove old coatings and to make the floor flat. The differences in height between the boards are removed. The large sanders are used across the grain of the timber. The most common paper used for the first cut is 40 grit. The areas which cannot be reached by the large sanders are sanded by an edger, at the same grit paper as the rest of the floor. If filling of holes or boards is desired this is the stage where this is usually done. 80 grit papers are usually used for the second cut. The belt sander is used inline with the grain of the timber in this cut. A finishing machine is then used to create the final finish. The grit paper used is of personal preference, however 100-150 grit papers are usually used.
The sanded floor is coated with oils or other sealants. These are often highly poisonous, so wearing a suitable face mask is recommended.
